Typically 8–12 weeks from heads of terms to completion for a straightforward transaction. Complex titles, conditional contracts or financing arrangements can extend this.

Most commercial leases benefit from statutory security of tenure under the Landlord and Tenant Act 1954, giving the tenant a right to a renewal lease. Many landlords ask tenants to contract out of those rights, we advise on the implications, the formalities and the negotiation.

Both, though not on the same matter. We have experience on both sides of the table which means we know how the other side will argue any given point.

We look at the term, break rights, repair obligations, alienation (subletting/assignment) provisions, rent review mechanism, service charge structure, alterations and any unusual clauses. We provide a written summary highlighting risks and recommended changes.
